Pre-Listing Inspections, Are They Worth It?

Motivated sellers are increasingly utilizing pre-listing inspections to give their property a competitive edge. This can often be difficult for a seller to consider however, when inspections are historically the responsibility of the buyer.

There are numerous benefits to using pre-listing inspections in a market where inventory is on the rise. For example, if a seller knows about existing flaws and repair needs ahead of time, they can remedy them in a time frame that is less hectic than when problems arise out of a buyer's inspection. This is where a prepared seller can often have a great advantage.

Additionally, when sellers provide inspection reports to buyers before offers are made, it creates an atmosphere of honesty and trust. This can often decrease the likelihood that deals will fall through after the buyer's inspection.

Pre-listing inspections also allow agents and sellers to market properties as "Certified Pre-Owned." Typically homebuyers, like those purchasing new cars, are willing to buy with more confidence those properties that have been professionally inspected. This is where a small investment up front can lead to an overall smoother transaction and less stressful selling process with your property.
